PREP STEPS FOR SELLING YOUR HOME

How to prepare to list your home listing and selling your home can be an overwhelming task. I have prepared some tips and created a home prep checklist to help you manage the process. A clean, organized home will give potential buyers the best impression, protect your valuables, reduce stress, and prepare you for the eventual move to your new home!

1. Find a spot in your home that can be a staging/clean-up area. A garage stall, guest bedroom, storage shed, enclosed cargo trailer, or even rent a shipping container for your driveway. It makes it so much easier to be able to shut the door on this colossal project, take a much-needed break, and stop other family members from dragging all your accomplishments back into the house. Set up your cleared prep area

in these four sections:


*SUPPLIES - packing tape, boxes, markers, moving blankets, totes, price tags

*KEEP - pack for the future home (take extra time to label so thoroughly you can find that bundt cake pan that you thought you would never use before the big move)

*DONATE/ SELL - if you are having a sale, price your items before moving them into this area; you never know who is shopping. Also, this helps solve the awkward moment when a friend asks, "how much do you want for that?" And if you have ever tried to price your "stuff" all in one sitting, you know how tedious it can get after an hour or two.


*GARBAGE - and yes, garbage needs space too. Have you ever tried to move a big box of garbage after it got caught outside in a sudden rainstorm? You may have to do this in larger homes in several stages (Main Level, Second Level, Basement, etc.)


2. Pick a light, fresh scent as a theme for your entire home, purchase cleaning products, air fresheners, and candles in the same scent if possible. It will create a positive sensory experience for potential buyers. Avoid overly sweet, spicy, or strong fragrances so your home will appeal to a wide range of noses and avoid "what is the seller covering up syndrome."


3. Stay on track and keep motivation up by completing one room at a time. Do not move on to the next room until it is completely done and ready for staging. If you have helpers, assign a room to each helper.


4. After you have completed this preparation checklist, it is a great time to schedule an appointment with your real estate professional for an expert opinion or me. We can assist you in deciding if rooms need paint, additional repairs, staging, lighting, landscaping, or anything else to help you get top dollar for your home. We will also be able to get a better understanding of your property to prepare a thorough CMA.
